How is the BTR product landscape shifting?

At the MFE Conference in Dallas last month, our team drilled into the pulse of the multifamily and build-to-rent housing industry. Kristine Smale, SVP of Advisory at Zonda, moderated the "Future of BTR for Multifamily" panel, featuring industry leaders like Kaycee Kisling, Mark Wolf and Nick Wilhelmson.

One key takeaway from this powerhouse discussion is crystal clear: Higher-density living is the future! Developers are steering away from the conventional single-family model, embracing higher-density and hybrid products like cottages and townhomes. The demand for townhomes, though a challenge, is skyrocketing, especially for those coveted end-cap units.

When comparing active BTR projects to future planned BTR projects, the evidence is clear: Townhomes are projected to grow in future market share by 6 percentage points. Meanwhile, conventional single-family projects are expected to decline by 8 percentage points.
